Advance Deposit Policy:

A 50% deposit of your entire stay is required for a confirmed reservation. A deposit ensures that your accommodations will be available as confirmed and also assures us that the accommodations are sold as confirmed. A one-night stay is paid in full in advance. For reservations paid by check, Brookmede Farm will hold the reservation for five days in order to accommodate mail delivery time. Balance due upon arrival. We prefer checks, cash or traveler’s checks when paying in full upon arrival.

Cancellation Policy:

Refund will be made if canceled 21 days or more in advance of arrival date with a service charge of 20% deducted from the original deposit. For cancellations occurring less than 21 days in advance, deposits can be applied to a future reservation within one year, less a 20% service charge, minimum 2 night’s stay. All cancellations must be confirmed directly with the innkeeper. Do not leave cancellation message on answering machine or fax.

There is a two-night minimum for all weekends. Three-day holidays, peak weekends and special events in our area may require a three-night minimum. Mid-week stays require no minimum. All rates are based on double occupancy per room. Rates are subject to Massachusetts room tax.

Check-In is between 3-6 PM. If you plan to arrive later, please call ahead so we can make special arrangements for you.

Check-Out is at 11 AM.
For insurance and safety purposes, as well as the comfort of all our guests, we preserve a smoke-free environment. Smoking is not permitted inside the house.
